Hey guys, Zack here. I am over at our newest acquisition doing a walkthrough, putting together a scope of work document that I can hand over to our contractors and they can get to work. One of the first things we’ll do over here is get some stuff hauled out of here, do some demo, and then we’ll get everybody in here to start putting this place back together. Little backstory behind this property, we picked this up from an owner who owned this for many years, had it as a rental. They did have a long-term tenant and they up and left, left quite a bit of stuff behind, along with some damages.

So I’ll give you an idea of what we’re working with here. As you can see, we’ve got a pretty dirty stove, refrigerator, some supplies that we might be able to use. This property did have some water damage from some plumbing issues, so they ripped up subfloor and kitchen cabinets. So there isn’t a whole lot of stuff in the kitchen right now. We’ll get to that in a moment. Good thing though, is he had purchased kitchen cabinets, so we’ll get to use those. But there’s some garbage, some window trim we’ll have to put back up. This property just, they had new doors installed. Really nice, I’d actually like those in my house.

So then if you come over here into the kitchen, you’ll see what I’m talking about here. They had some damage here on the ceiling from the bathroom, which is right above us. And they took out all the kitchen cabinets. So we’ve got a blank slate that we’re going to be working with. Some built-ins here.

And then if we head on upstairs, overall the house is in pretty good condition. I’m pleased with it. And you see this right as I’m walking up and see the damage to the wall, but that shouldn’t be too difficult of a fix. We got some pretty good contractors that do some work that can fix that up.

We’ve got the bathroom here, subfloor’s rotted a little bit from when they did have the water damage, so we’ll have to swap that out and do quite a bit of overhaul in this bathroom here. Bedroom door, I’m not sure really what happened there, somebody wasn’t too happy, I suppose. And got a second bedroom and a third bedroom here. So probably do some new doors on all the bedrooms and make it look nice again.

So as you can see, house isn’t too bad, but it’s also not in the best of shape and they left behind some belongings we’ll have to take care of. So you know when we talk about purchasing as is, you don’t have to do repairs, you don’t have to take anything away. This is what we mean. We’ll come over, we’ll take it over for you and we’ll do the repairs for you. So we’re going to be getting started over here and we’ll get a new tenant in here and hopefully they’ll enjoy what we’ve done to the place.
