3 Benefits of Working With Beyond Real Estate Solutions

Hey, everybody. Wanted to take a moment to talk about some of the benefits of working with me when it comes to selling your home. Now, before I get into the details, I want to take a moment to introduce a new term to you that you may not have heard of before and to be honest with you, it’s a term that I recently just learned of myself. And this is a hybrid agent. A hybrid agent is a real estate professional who is both a real estate investor and a real estate agent. And when you take these two and combine them into one, you have an agent who is well-rounded and offers multiple and unique perspectives when it comes to the home selling process. So whether you’re wanting top dollar for your property and listing it on the MLS, or if time is of the essence and you’re wanting to sell fast, I’m able to help you with either of those options.

So let’s talk about the first one, listing it on the MLS. As I shared with you in a previous video, I am a licensed real estate agent with scop and commercial here in Cedar Rapids, Iowa, and I’m able to help homeowners sell their property for top dollar by listing it on the MLS. So let’s talk about some of the benefits and maybe some of the drawbacks of doing that. I think the biggest benefit of going this route is you are likely to get the highest sale price by listing it on the MLS. This is because you’re going to be showing off your property to a number of different agents who represent a number of different buyers across the entire market. And so that exposure can sometimes bring competition, and you just normally get more than what you would if you weren’t listing it on the MLS.

Some of the drawbacks of this might be it takes a little bit longer. So you have to prepare your home to be listed on the MLS. It’s a little bit of an inconvenience because you are going to have showings, you will have open houses. Once you’re under contract, you’re likely going to go through an inspection period, and you’ll probably have an appraiser come out and check out your property. Both of which could surface some unexpected results, which then would require you to take action either by addressing those issues that come up or negotiating with the buyers to find a solution that will work for the both of you. But again, this option is most likely going to bring you top dollar for your home.

The second option is a direct sale. So if time is of the essence and you want to sell it fast for cash, then I’m able to perform and do that for you. And this could be for any reason, whether you’re going through a divorce, a foreclosure, maybe you inherited a house that you don’t know what to do with, or you’re another real estate investor whose tenant moved out and you don’t want to take the time or the money to repair the property to make it available to sell or to rent out again. I can take that off of your hands. What that would consist of is coming out, taking a look at the property, making note of any improvements that are needed, and then I’ll arrive at a purchase price that will work for both of us. And this purchase price means that I’m going to buy it for cash as is, and we’ll close as soon as we’re able to.

Now, there’s a third option that I haven’t talked to you about yet in any of my videos. And that option is making my resources available to you so that you can list your property on the MLS and get that top dollar if that’s what you’re after. But maybe your property isn’t in the condition that it needs to be in to get that top dollar. And that’s where I come in. As a real estate investor, I have access to a number of different resources that I personally use on my projects to help me fix up and repair properties that I purchased personally. And I would make these resources available to you so that we can get your house in the condition that it needs to be in to bring you the most money by listing it on the MLS.

So those are the three ways that I can help you sell your home.
